Why this tract, and why now. Taylor has gone from a farm town to a global semiconductor address in under five years. Samsung's Fab 1 is coming online at the end of 2026 at 2nm; Fab 2 breaks ground at the end of 2026 targeting 2030 production. Williamson County now counts more than a dozen data center campuses in development, four of them in the immediate Taylor area — KDC's $2.5 billion Project Comal on 220 acres adjacent to Samsung, Blueprint's $1 billion / 60 MW campus, a $225 million BPP project, and Project Mustang's directly across the road from this site. Every one of those projects needs what surrounds it: supplier warehousing, contractor yards, fabrication and light manufacturing, cold shell flex, laydown, logistics, and workforce-serving industrial. That demand has no meaningful supply of large, contiguous, unencumbered, road-fronted land to absorb it.
